Additional Information

A Stone House Above the South Cretan Sea

There's a particular kind of view you only get from a hillside that has been settled for centuries — where the land was chosen first, and the house came after. This villa sits in one of those places: above the village of Kamilari, on Crete's south coast, looking out over olive groves, the Messara plain, the Paximadi Islands, and the sea beyond.

The house itself is built the old way — solid natural stone, raised in 2009 by hands that understood Cretan architecture rather than imitating it. What it gives up in mass production, it makes up for in permanence. Ceilings run up to 2.90 m. Walls are thick. Nothing about it feels temporary.

The House

121.65 m² of living space across two floors, plus a 50.27 m² lower level that does more than store boxes.

Ground floor (94.67 m²) is where the house opens up — a living and dining area that flows straight out to the pool terrace, two bedrooms, two bathrooms, and the kind of hallway that doesn't feel like wasted space.

Upper floor (26.98 m²) is quieter, more private: a bedroom with its own dressing room and bathroom, plus a flexible room that could be an office, a reading room, or simply where you go to be alone with the view — it's higher up here, and the South Cretan Sea takes up more of the window.

Lower level (50.27 m²) surprises people. Beyond the wine cellar and storage, there's a small gym with a sauna (1.20 × 1.05 m) and a wellness shower with a massage jet system — a genuine retreat built into the rock, not a converted afterthought.

Outside, Where the House Really Lives

The 2,157.87 m² plot steps down the hillside in three deliberate terraces, each with its own job.

At the top: the villa and its infinity pool. The pool itself is modest and well-proportioned — 6.92 × 3.43 m, 1.50 m deep — with a shallow shelf (2.81 m², 60 cm deep) for the kind of lounging that doesn't require swimming. The edge disappears into the view; the view doesn't need help.

Above the pool, a 63.54 m² roof terrace, a third of it shaded by a wooden pergola — probably where most evenings end up.

The middle terrace opens onto the basement level and gives you room to spread out, unstructured.

The lowest terrace is a proper Mediterranean garden: old olive trees, one palm that clearly won the right to stay, and herbs planted by someone who cooks. A natural-stone boundary wall wraps the whole property, giving it privacy without giving up the sense of being part of the landscape.

Off to the side, an outdoor kitchen does what outdoor kitchens in Crete are supposed to do: a brick barbecue, a wood-fired oven, a sink, storage — built for long lunches that turn into long dinners.

Kamilari

Kamilari is one of those hilltop villages that still functions as a village — tavernas, cafés, everyday shops — rather than as a stage set for tourists, even though it has all the charm people go looking for. Matala and its sandy beach are a six-kilometre drive; Kalamaki is closer still, at three. Heraklion and its airport are about an hour away, which is close enough for convenience and far enough to keep the quiet.

The property itself sits on a quiet side road, elevated enough that the view isn't going anywhere — no one is building above you.

Living Here, or Renting It Out

This is a house that works several ways: a full-time residence, a serious holiday home, or a rental property with real earning potential given the location.
